smart brings Busby Perkins + Will's signature style of originality, lightness, technical refinement and dedication to sustainable design tempered by the existing context and character of Gastown.

smart is organized into two distinct vertical volumes that flank a shared south facing central courtyard in a configuration that provides views for a large percentage of the suites. lush vegetation and yew hedging provide privacy and a sense of enclosure for residents.

smart has been designed with exterior corridors and minimal interior common space to keep monthly maintenance fees down.
